Our Story and Purpose

Quorvex was founded in 2018 by a group of Vietnamese legal practitioners who recognized the need for more accessible and thorough property law services in Hanoi. The founding team had observed how incomplete documentation reviews and rushed transaction processes often led to complications for property buyers, sellers, and families managing inherited land. Their vision was to create a practice focused on careful verification, clear communication, and patient guidance through each step of the legal process.

Our name, Quorvex, reflects the intersection of legal precision and architectural permanence. We chose it to represent the solid foundation that proper legal documentation provides for property ownership. Located in the historic Hoan Kiem District, our office serves Vietnamese nationals, overseas Vietnamese, and foreign individuals or entities navigating Vietnam's Housing Law and Land Law frameworks.

Over the past several years, we have supported hundreds of property transactions, title verifications, and dispute resolutions across Hanoi and neighboring provinces. Our approach prioritizes thoroughness over speed, transparency over assumptions, and client education over technical jargon. We believe that when clients understand the legal context of their property matters, they make better decisions and feel more secure in their transactions.

The team at Quorvex maintains active engagement with updates to Vietnamese land and housing regulations, district-level administrative procedures, and evolving requirements for foreign property ownership. This ongoing learning ensures that our guidance reflects current legal standards and helps clients avoid the complications that can arise from outdated practices. We work collaboratively with notaries, land registration offices, and local authorities to facilitate smooth processes while maintaining our role as the client's advocate and advisor.

The principles and practices that guide our legal services and client relationships.

Client Confidentiality

All documentation and case information is maintained with strict confidentiality protocols. Access to client files is limited to assigned legal personnel, and information sharing follows explicit consent requirements.

Thorough Documentation Review

Every title verification and transaction includes comprehensive examination of land use certificates, transfer histories, and registration office records. We cross-reference planning authority data to identify potential issues before they become complications.

Regulatory Compliance

Our practice adheres to the Vietnamese Bar Federation's ethical standards and maintains current knowledge of Housing Law, Land Law, and administrative procedures applicable to property transactions in Hanoi and surrounding areas.

Clear Communication

We provide explanations in plain language rather than technical legal terminology. Clients receive written summaries of findings and progress updates throughout the engagement, with opportunities to ask questions at each stage.

Transparent Processes

Fee structures and expected timelines are outlined during initial consultation. We inform clients of anticipated costs beyond legal fees, including notarization, registration, and transfer tax, so budget planning can proceed with clarity.

Long-Term Support

Our relationship with clients extends beyond the completion of a transaction or resolution of a dispute. We remain available for follow-up questions and can assist with future property matters as circumstances evolve.

Expertise in Vietnamese Property Law

The foundation of our practice rests on detailed familiarity with Vietnam's legal framework for property ownership and transactions. Land use rights in Vietnam operate under a distinct system where the state retains ownership of land, while individuals and entities hold usage rights documented through land use certificates. This framework creates specific requirements for transfer, inheritance, and foreign ownership that differ from freehold property systems in many other countries.

Our work frequently involves navigating the intersection of multiple regulatory layers. National legislation such as the Land Law and Housing Law establishes general principles, while provincial and district authorities implement these through local procedures that can vary in timing and documentation requirements. Hanoi's administrative structure adds particular considerations around historic district regulations, urban planning zones, and heritage property restrictions that influence what can be done with certain parcels.

For foreign buyers, the Housing Law permits ownership of apartments and houses in designated commercial projects, subject to quotas and time limitations. These ownership rights differ from those available to Vietnamese nationals, requiring specific documentation and registration processes. We help foreign clients understand these limitations during the initial consultation, so expectations align with legal possibilities before significant time or resources are committed to a transaction.

Boundary disputes and co-ownership disagreements represent another area where legal knowledge intersects with practical problem-solving. Many land parcels in Vietnam have histories extending back through multiple generations, agricultural collectivization periods, and economic transitions. Documentation from earlier eras may be incomplete or inconsistent with current survey methods. Our dispute resolution approach begins with careful analysis of available records, then moves toward mediation and administrative procedures designed to reach clarity without unnecessary escalation to formal litigation.

Beyond individual transactions and disputes, we maintain awareness of evolving regulatory interpretations and administrative practices. Recent years have brought adjustments to foreign ownership quota enforcement, digital registration systems at some land offices, and updated tax calculation methods for property transfers. These changes require ongoing attention to ensure our guidance reflects current realities rather than outdated assumptions. We participate in continuing legal education programs and maintain regular communication with land office personnel to stay informed of procedural updates.
